We’re Building a House! – Fraiche Living

Share

We are building a house…and it’s going to be for SALE! What will it look like? Want to be our neighbour? All questions I have received since posting about it. Want to know? Keep reading!

The location is 989 Montigny Road in West Kelowna, BC, right in the heart of the Westside Wine Trail in stunning Lakeview Heights. You can walk or bike to a grocery store, brewery restaurants, world-class wineries, and a local bakery, just to name a few. Let’s not forget the unforgettable hikes and beaches just steps away.

I’ve always loved design, and the funny thing is that my style has changed very little over the years. My vibe is traditional with a touch of French, which I love so much because it means that I am pretty much guaranteed to adore the style just as much in 20 years as I do today. Most trends simply aren’t for me: I’m here for the long haul, and want my home to be too.

Pinterest (click here to follow me on Pinterest) is a big source of my inspiration along with travelling and my friends’ homes. There’s little I love more than visiting a new place and checking out homes. I’m looking at you, France. The photo above is from my friend Shay’s home and inspired the kitchen.

Truth be told, this house isn’t in-line with what is trending right now. And I’m 100% great with that. I was tired of seeing the cookie-cutter homes that are everywhere; I sense that we are recreating a different version of the pink stucco era. It fuelled our decision to build something unique and utterly timeless.

Montigny Manor classic French country home build

Charles owns a building company, CW Persona, so naturally he built the house. We used a combination of hardy board in shakes with a bit of board and baton and painted it a classic creamy beige, Natural Cream by Benjamin Moore. The trim is Cloud White by Benjamin Moore. Stay tuned for the lights, I’m loving them! The lantern above the door will absolutely make the home.

We didn’t hold back when it came to the finishing of this home. I truly chose everything as though I was going to move in!

The faucets, soaker tub and sinks are all House of Rohl (click through to see how sophisticated this brand is: very high end).

The cabinets are through Norelco Cabinets and solid surfaces through Silestone by Cosentino, the company who did our very own home. Stunning quality and attention to detail. Spoiler alert: I went with one kitchen island (not two) if you followed along my contemplation on Instagram. I can’t wait to show you the French stone that we are installing as a kitchen feature wall!

All of the hardware in the house (knobs, pulls, door handles etc) are by Emtek – again, same as my own home and I am still obsessed years later! I went with a combination of antique brass and timeless polished nickel throughout the home.

The home will have wide-plank engineered hardwood throughout by Pravada Floors and Olympia Tile and Stone in the bathrooms.

The talented West of Main designers helped me pick out the kitchen lights: I wanted them to be absolutely perfect! If you’re ever looking for a high-quality light, I always gravitate toward Visual Comfort.

Here are a few of the highlights of the home, all designed with an incredible amount of thought and intention:

  • Lot Area: 0.162 acres
  • Swimming pool (in-ground)
  • Home total sq ft: 4906 sq ft
  • 5 Bed, 3.5 Bathrooms
    • Principle Residence: 3640 sq ft
      • 4 bed, 2.5 bath
      • large media or playroom upstairs
    • Suite: 866 sq ft
      • separate entrance, 1 bedroom, 1 bath
      • large suite with laundry
  • Garage: 400 sq/ft

The pool is in-ground, and the size is 14’ x 24’. I love how it completes the backyard, with the tiered landscaping as a backdrop. It was installed by Charles’ company, Riviera Pool and Spa and is simply a class act.

I’m not going to sugar coat it, building (or renovating) a house with your spouse isn’t easy. The key is to divide and conquer: you have to be responsible for separate things (kitchen and anything aesthetic was mine to own), and trust that the other person is making the right decisions.

We had our moments. Charles had to keep reminding me that I’m not moving into it, but I designed it like I was!

This answer really depends on the house, of course. But in general, for a typical house it takes anywhere from 10 to 12 months. The factors that influence this timeline include how custom the house is, the location and lot, and the size of the house, just to name a few.

This is a simplified outline of the steps that it takes to build a home. If you’re doing it with your spouse you might want to consider throwing in therapy sessions (kidding, but also kind of not kidding).

  1. Find your location
  2. Hire an architect, builder/contractor, and designer. If you are installing a pool or wishing to hire a landscaper it is wise to bring that person in at this point for consultation.
  3. Create a home design with an architect and draft blueprints
  4. Get permits for the build
  5. Work with a builder/contractor to build the home. At the same time:
    • Work with a designer to choose finishings (or do it yourself if you know what you’re doing)
    • Choose appliances, lighting etc and have these items ready in time for installation
  6. Landscaping, finishing and move in!

If you are interested in purchasing this home, please email me at [email protected]. We have a waitlist of interested candidates that will get the listing first. We estimate that the home will be completed and move-in-ready in December 2024.
